What is TheFlat Oman?
TheFlat Oman is a direct-booking website for furnished apartments and holiday homes across Muscat — Al Mouj, Al Khoud, Bousher, Muscat Hills, Ghala Heights, Al Azaiba — plus Barka and Hawana Salalah. They are the same apartments you find on Airbnb — booked direct at a lower price, without the platform fee.
Why is booking direct cheaper than Airbnb?
Airbnb adds a service fee on top of the nightly rate. Booking on theflatom.com removes that fee, and longer stays get automatic weekly and monthly discounts.
What are the check-in and check-out times?
Check-in is from 2:00 pm (3:00 pm in some buildings — each listing shows its exact time) and check-out is by 11:00 am. Early check-in or late check-out is sometimes possible depending on the calendar — message us on WhatsApp and we will confirm.
Where are the apartments located?
Across Muscat — Al Mouj by the marina, Al Khoud, Bousher, Muscat Hills and more — plus Barka and Hawana Salalah. Every listing names its neighbourhood before you book.
How far are the apartments from Muscat International Airport?
Most of our apartments are 5 to 15 minutes from Muscat International Airport by car.
Is parking available?
Most of our buildings have free parking on site. Parking is listed under amenities on each apartment page.
Are pets allowed?
Some of our apartments take pets and some do not — it is shown on each listing, and a pet fee applies where they are allowed. Message us and we will confirm for the apartment you want.
Is smoking allowed?
All of our apartments are non-smoking.
How do I book and pay?
Choose your dates on any apartment page and pay securely online by card. Your booking is confirmed immediately, and we are on WhatsApp for anything you need before or during your stay.
What is the cancellation policy?
Our cancellation terms are published on the cancellation policy page, and the applicable terms are always shown before you confirm a booking.
