Where to stay in Muscat — area by area

Muscat is a city of neighbourhoods, not a downtown. Where you stay decides whether every trip is five minutes or forty. Here is how our areas actually compare.

Updated 2026-09

Close to the airport and the sea: Al Mouj / Seeb

  • 5–10 minutes from Muscat International Airport — the layover and early-flight choice
  • Marina, beach and the Al Mouj Golf course within walking or short driving distance
  • Restaurants and coffee shops around the marina; calm, upscale feel

Central and practical: Bousher & Al Azaiba

  • Roughly 10–15 minutes to the airport and to the business districts
  • Supermarkets, cafés and malls nearby — the easiest base if your days go in different directions

Quiet and residential: Al Khoud, Ghala Heights, Muscat Hills

  • Next to Sultan Qaboos University and the hospitals — the natural choice for visiting academics and medical stays
  • Muscat Hills sits by the golf course, ~15 minutes from the airport, with a calm family feel
  • Better value per night than the coastline

Space and gardens: Barka

  • 20–30 minutes west of Muscat, where the same budget gets villas and gardens instead of a city flat
  • Suits families and long-stay groups who want quiet over city buzz

Quick rule of thumb

Short trip and want the sea: Al Mouj. Working across the city: Bousher or Al Azaiba. University, hospitals or best value: Al Khoud / Muscat Hills / Ghala Heights. Family space: Barka. And for the Khareef season, our Hawana Salalah homes play in a different league entirely.
